Rent
The rent payable for the tenancy will never exceed the advertised monthly rent. The initial rent period will be calculated from your move-in date and charged on a pro-rata basis until the 1st of the following month, as rent is due on the 1st of each month thereafter. The initial rent period will never exceed one calendar month's rent. Rent is payable upon signing and execution of the tenancy agreement and thereafter in accordance with the agreed tenancy terms.
Late Rent Payments
Interest may be charged on unpaid rent if it remains outstanding for more than 14 days. Interest will be charged at a maximum of 3% above the Bank of England Base Rate from the date the rent became due until payment is made.
Deposits
Tenancy Deposit
A traditional tenancy deposit equivalent to:
- 5 weeks’ rent where the annual rent is under £50,000
- 6 weeks’ rent where the annual rent is £50,000 or above
will be required and protected within a government-approved tenancy deposit scheme.
The tenancy deposit covers damages or defaults on the part of the tenant during the tenancy and will be protected in a government-authorised tenancy deposit scheme. Properties with an annual rent of more than £100,000 are not covered by the Tenant Fees Act.
Deposit Alternative Option
Subject to landlord approval, tenants may be offered the option to use a deposit replacement product through FlatFair as an alternative to paying a traditional tenancy deposit.

Tenants still remain liable for any damage, cleaning, unpaid rent or breaches of the tenancy agreement at the end of the tenancy

Holding Deposit
A holding deposit equivalent to 1 week’s rent may be required to reserve a property.
Please note that this may be retained if:
- False or misleading information is provided
- A tenant withdraws from the tenancy
- A tenant fails a Right to Rent check
- A tenant fails to take all reasonable steps to enter into the tenancy agreement
Lost Keys / Security Devices
Tenants are liable for the actual cost of replacing any lost key(s), security device(s) or lock(s). If locks require changing, tenants may also be responsible for locksmith costs, replacement keys and associated call-out charges.
Variation of Contract / Change of Tenant
A charge of £50 inclusive of VAT may apply for any agreed variation, assignment or novation of a tenancy agreement.
Ending a Tenancy
Tenants must give a minimum of two months' written notice to end the tenancy, with the notice period running from the next rent due date. As rent is due on the 1st of each month, for example, notice served on 1 August 2026 would expire on 1 October 2026.
If the required notice is not given, the landlord may look to charge rent for the period that would have been covered by the correct notice, up to the amount of rent that would have been payable had the required notice been given. If the tenant wishes to end the tenancy early (including where less than the required notice period is given), they may also be liable for the landlord's reasonable costs, where applicable.
