Application Process

Moss Properties will immediately pass to the LAndlord your offer and will no longer do viewings of the property, unless the Landlord declines to accept you as Tenants. Moss Properties may not be the sole letting agent and the Landlord may recieve other offers. The holding fee does not bind the Landlord or Moss Properties to enter into a tenancy agreement. However if your application proves to be unsuccessful the admin and referencing fee will be non-refundable. Moss Properties decision will be final and no further correspondance will be acknowledged.

Securing A Property

Moss Properties can hold a property once the admin and reference fee has been paid, up to a period of 4 weeks only. After 2 weeks you will need to pay the first month's rent (which will be non-refundable if you decide to withdraw your application) after a further 2 weeks you will be required to pay the bond. Moss Properties will not hold a property longer than 4 weeks unless this has been agreed by us prior to securing the property.

Additional Tenants

It is the tenant's responsibility to obtain consent for additional persons to be added to the current tenancy agreement subject to all reference and admin checks. There will be a fee applied for administration and reference checks. Failure to notify the Landlord/Agent will mean that you are in breach of your tenancy agreement.

Public Utilities

All utilities are the responsibility of the tenant including connection of the phoen line. On receipt of your offer we advise you to contact the suppliers to transfer accounts and ensure services are connected. Meter readings must be taken by the tenant on the date of move in and Moss Properties must be informed within 48 hours of moving in. Failure to do so may result in higher bill charges. Moss Properties will not accept any liability for incorrect bills or charges.

Contents Insurance

It is the responsibility of the tenant to obtain insurance cover prior to moving into the property and is also available from Moss Properties, please ask staff for more details. Please note: Mone-ins will only proceed on production of a valid contents insurance certificate or you may purchase cover from Moss Properties prior to the move in date. Failure to provide Moss Properties with a valid certificate may result in a delay with your move in.

Communication

From time to time we may need to contact you, so it is your responsibility to keep Moss Properties inofrmed of any changes to your contact details.

Council Tax

Under the conditions of your tenancy agreement you are responsible for payment of Council Tax. Any questions should be directed to the relevant local authority.

Payments

Please note that all monies must be paid in cleared funds prior to the start of the tenancy. This msut be cash, banker's draft or bank transfer; Credit/Debit card payment can also be made. During your tenancy all rents must be paid via standing order. Failure to pay by direct debit or standing order will be a breach of your tenancy agreement.

Smoking

We operate a No Smoking Policy for all our properties unless specified. IF it appears that smoking has taken place in the property and smells of smoke, we will charge £100+vat to cover cleaning costs at the end of your tenancy.

Pets

Pets will only be accepted subject to the Landlord's prior approval. Should the Landlord approve, an additional deposit of £100 will be required per pet. This will be used towards the cost of having the property professionally cleaned and treated against possible infection when you vacate the property and will not be refunded with your property bond.

End of Tenancy

One months notice will be required in writing prior to vacating the property; this only applies to Fixed Term Tenancies and will not apply to an early termination. Your property must be returned to Moss Properties in the same condition as you took the property on, any extra work msut be carried out within 7 days after the end date of your tenancy agreement, failure to meet this deadline will result in Moss Properties organising external contractors to undertake the work and the amount will be deducted from your bond.

Data Protection

Moss Properties will endeavor to comply, with all issues relating with the Data Protection Act. However Moss Properties will not be responsible for any dispute that may occur.

Surrendering your Tenancy

We hope this will not happen! Your tenancy is for a fixed term. If you need to leave early please contact Moss Properties in writing as soon as you know, with full-details, re-letting at short notice can be difficult. Please note, should your Landlord agree to release you from the tenancy the follwoing terms will apply:

(1)You will remain responsible for the property and all rental payments until a new tenancy has started and you will incur an Early Termination Fee of £300+vat.

(2)Moss Properties will advertise the property "To Let" on your behalf for a fee of 1 month's rent plus VAT which we will require prior to re-marketing.

Moss Properties will erect a "Let By" board at the property for the first month of the tenancy and a "To Let" board for the last month of the tenancy.

Bond

Please be advised that your bond is now covered by The Dispute Service (TDS) and all boards will be returned subject to the property being left in the condition that you were originally given it in. Please also ask for our guide on vacating the property at the end of your tenancy.

Debt Recovery

From time to time Moss Properties may use debt recovery agencies to recover outstanding arrears of rent - interest of 4% above base rate will be applied to the account.
